On the other hand, we saw lots of new comers or new grads that do not have a credit history often rejected by landlords, so this is why we want to build this platform. 5. The project description: The problem: The rental industry in Canada and USA is not transparent. When a landlord wants to rent out a property he/she has to perform lots of checking, credit report, reference, employment history, income etc, it is very hard to screen out these no pay renters, a renter with good credit history doesn't mean he/she always pay the rent on time. A reference checking may not always work, because the previous landlord may want to get rid of the bad renter so he may always say good words about the renter. On the other hand, for some renters, they may have a very good rent payment history but their credit score is low (not enough history) they often get rejected by landlords. The solution: The main purpose of the app (website) keeps tracks of the rent payment between the renter and landlords. When the landlords publish the ADs of their properties, they outline that the renters must agree to share the data with us and to make his rent payment history public accessible. This way, the potential bad renter may think twice before they want to rent the property, so this alone will eliminate some bad renters. Furthermore the landlords can use this platform to check the payment history of the prospective renters to eliminate bad renters. For renters, after they agree to share the payment history, they will double think if they want to miss or delay a rent payment (if they miss or delay one payment, this will be visible to the new landlord so he will have less chance to rent a property) so this reduces the missed payments. The platform also provides landlords a tool to mange/bookkeeping/track the utility bills with renters. For shared properties, the utility usually are shared by renters, we will have tools to help landlords to streamline the process. For renters, we will upload the payment history to credit bureau so that they can build up their positive credit history.
