Create a Specialized Website -- 2

We have a live real estate website. We want to redo it better. You can see the website at www.PrimeRealEstateDeals.com. The site has front end and back end dashboards. On the front end, We have 2 types of dashboards. [1] for users who can post properties and view properties. [2] for users who can only view properties. Front end users: [1] have a profile which they can update and manage. [2] They can make offers on properties [3] They can submit inquiries on properties [4] They can request showings schedule [5] they can subscribe to receive alerts based on their location preference by zipcode or by city or by county [6] They can submit a property to be reviewed by the staff and if approved, it can be posted on the website for other users to see and make offers on [7] They can become Verified Investors if they submit a specific document (Proof of Funds) so that the Staff can review it, and if approved, the staff can upgrade the user's status to Verified Investor. [8] They can view available properties on a map [9] They can view individual properties on individual property page [10] They can save properties to favorite [11] They can write private notes on properties [12] Can search map by zipcode, city, county or state [13] When searching map by zipcode or city, the city/zipcode boarders should be marked on the map [14] Can do price Bid on Bid Listings [15] Users can chat with staff live if a staff member is available. Back end Management There are 3 levels of users [1] Super Admin [2] Admin [3] User Managers [4] Property Managers Super Admin can access everything in the back end. Can assign which previledge to give the staff members from the list below: Admin Can access and manage users list and properties but cant export users list [1] Manage back end staff accounts [2] Manage front end users [3] Manage property listings (Can mark listing as Available, Sold, Off Line, Removed, Cancelled) [4] Create property Listings [5] Manage user inquiries (Decides whether to make inquiry public or not) [6] manage user offers and counter/rejects/accepts/under review [7] manage user validation process [8] manage showing requests and showing calendars for listings [9] Review Submitted Proof of Funds and approve/reject [10] Review and approves/reject/edit user's submitted listings [11] Can view last login date and time of users [12] can view registration date of users and user info [13] can see properties front end users have saved in favorite [14] Can see how many views each listing has [15] Can chose make a listing a Fix price listing or a Bid Listing [16] Can schedule Open House date for specific listings [17] Can Select Featured listing [18] Can send messages to specific users [19] Can send notification to users based on their user type or their preference [20] On the static front page, Can Add/Remove team members and pictures [21] Admin/Staff can see online users realtime [22] Registration on PRED Integrate with Infusionsoft (CRM) and adds users with the right tags to our mailing list [23] Users and Staff have inbox for email communications and for chats. Communications between users and staff sends notification to user's email. We want experienced Freelancers who have completed realestate website before. The first milestone will be released only when a full page design with all the requirements is layed out and approved.
