We need a website for property management that allows us to manage content that we build on. HOME PAGE - already have something built to look at for idea but it would need to be tenant geared site with searches for available property based on criteria such as ( price, Bed/Bath, Photos, Listing Co., searching vacancies to include search criteria, photos etc. that will link to other search websites like CL or others. (ex: [login to view URL]) If at all possible would like to keep current site and just add database to admin side for backend of site.
Need a payment feature for applications to be completed online. Possibly accept rent payments online through PayPal. We will need to have payment section for managing rent payments / deposits. BUT NO ACCOUNTING.. just a log and tally of what is paid and what is owed.
(BACKEND with ADMIN LOGIN )We need to create a database that shows each property, all maintenance request per property / may allow tenant to post request, add maintenance repairs made - dates - details , appliances & serial numbers, paint colors, taxes, insurance, and all the details of managing a property. (FINANCIAL INFO: rent-taxes-insurance, MAINTENANCE INFO: HVAC -Plumbing-Electrical- Appliance Info/serial #, Structural Info-paint colors-roofing info/vendor, window sizes, tile/grout colors etc, Pest Control Service Dates and [login to view URL] )
This program will need to alert us when a lease is 2 months from expiring and prompt to send a renewal letter with auto fill tenant names and address in place. We will need to add scanned leases in .pdf file - to store under each tenant name, and add a comments section and scoring system for re-rental and rental verifications.
Also admin search tool for quick references on tenant, address, maintenance, venders, etc
Would like to, price an email / texting option to send mass reminders/messages to all tenants without showing their personal information. We will need to be able to turn addresses on and off as tenants move in/out.
