Build a template from this site

I have a web site that is done in HTML and I want to make a template out of it so that I can change the Header image easily. I want to also be able to change the content easily. This project is to make the site basically inter-changeable in a few minutes. If you are hired for the job we will discuss this verbally. I do not like to type entire projects in emails or messages. I speak English and expect the person I hire to speak it as well...
