Concept Design of Master Plan

- Project Brief The Al Ain Project, residential villas brief is as follows: The total of land for Residential Villas Project is 571,350 square meters. The villas will be divided in three main categories of VVIP villas, VIP villas and standard villas. The VVIP Villas will be comprising of total 8 units covering a plot area 60m x 60m with built up area of 600m2 each. The VIP villas will be consisting of 42 units of 500m2 each. The standard villas will be of total 200 in numbers with a built up area of 400 m2, 45m x 45m each in plot size. The project will have public facilities including mosques, shops, learning center, administration or other facilities as required by UPC (Urban Planning Council). Total open area will be 355, 051 square meter and the total land for residential purposes is 216,335 square meters on Residential Villas Project. - SCOPE OF SERVICES The candidate shall design to ensure that the requirements of the CLIENT, The candidate’s responsibility is to fully coordinate with CLIENT, to ensure that the assigned Project is delivered on time, within budget and to high standard of quality. Scope of work for design will be to design the Concept Master Plan of the Residential Villa project including the components mentioned below: • Concept Master Planning of 250 residential villas project on the land of 571,350 square meters including the following: o Infrastructure Design related to the Concept Master Plan only o A canal is required to run through the villas which may be incorporated in the Concept Master Planning • The following public amenities to be considered in the Concept Master Plan: o A mosque of 650 M2 o Community center 1,500 M2 o A building for shops of 1,500 M2 o A building for early learning center 500 M2 • Roads, Walkways & landscape also to be considered in the Concept Master Plan Deliverable of this job: The deliverable is the "Concept of Master Plan in 3D Sketchup"
