Brief Summary of Corporation
Terra Officium Corporation was registered within Orange County, New York in early 2017. The purpose of this business is to acquire, hold and sell real estate properties and tax lien certificates from across the country.

Terra Officium Corporation wants a custom designed website that allows for a buyer to research the properties available, purchase the property available through the use of [login to view URL], learn more about real estate through easily accessible and downloadable PDF’s, and allowing users to sign on to the website.

Home Page
When a user first lands on the website, within a few seconds, a user should be prompted to provide their email address to news and updates or prompt to login/sign up. Once they provide their email address to close out of the pop-up, they can see the home page. The home page will feature a quote with an image, give a very brief overview of Terra Officium Corporation, gives users the ability to search for properties / liens on the home page, and gives links to other parts of the website.
About Page
This page will give a brief overview of the company and myself. It will also provide links to prompt users to learn more about real estate or search for available properties.
Invest Page
This specific page will provide a search function, that users can search using type in field for address and/or parcel number, or selecting a state from a drop down menu with the option for selecting the county within the state selected, or selecting property size (less than 0.50 acres or over half an acre.), or selecting a price range (up to $2,500 or over $2,500), or if financing is available for financing or not, and what is being offered for sale (lien or property). I would like the search function to be interactive, as follows:
- The state field should only contain the states currently available with properties or liens for sale. If only Colorado and Indiana have properties available, only have those two options to select. If later it’s Colorado, Indiana, Texas, and New Mexico, than only Colorado, Indiana, Texas and New Mexico should be available to select.
- The county field should work the same way as the state field. If only properties in Pueblo County is available in Colorado, than only Pueblo county should be available to select. If more properties are available with other counties, than those other counties should be made available to select.
- The size of the property should work in similar nature as aforementioned for the other categories/filters. If only properties that are sizes of less than 0.50 acres, than only the field should be available to select.
- The price of the property, financing, and type of the property should work in similar nature as aforementioned for the other categories/filters.
- The user can also select to view all available properties and liens.
On the top of the search feature, three properties and/or liens will be there as a featured property list, with short details letting the user to click on it to learn more about the property/lien or buy the property/lien.
On the bottom of the search feature, it will provide users to learn more about liens, real estate and financing. These will provide only a brief description/overview, but a user can see all of it when they sign up or login.
Properties Page
This page is only available after searching of a property on the invest page or the home page. This will provide the search results and will allow users to filter and sort their search results. Users will get a brief description of the property but for more information, they will have to click on it and will be prompted to sign up or login. Once signed up or logged in, they can see further details, financing offers, payments accepted, etc.. The user can select to buy now the property (which will send an automatic email to admin (generic email, I (user) want to buy property ABC for $123 [fixed price as stated on website]) or make an offer on the property (which will sent an automatic email to admin (generic email, I (user) want to buy property ABC for $100 [custom price entered by user]). Another option is, property is available for auction on another website, so user will be forwarded to another website to buy the property. Each property detail page will contain images, description, property details (address, county, state, size, property type, financing available, property tax amount, closing costs/fees) along with downloadable PDF disclosure pages.
Financing Info Page
This page will be an informational page about financing and will allow users to use a custom calculator for an example purchase by changing the purchase price, term length, and down payment.
Learning Center / Social Media Page
The learning center will provide information for real estate, tax liens, etc. So attachable PDF’s will be provided for users to read and look at. Please note, this information will only be available for users who are signed up and logged in. So if you are not signed up / logged in, you will just see a small preview with description, as you click on it, it will prompt you to sign in or sign up. It will not prompt you to sign in or sign up if you already are a registered user. In addition, postings for Linkedin, Facebook, and Twitter will also be available on this page for users to track and follow. These postings will go by date and can be shared to other social media accounts by others.
Contact Us Page
This will provide contact information for us along with a form for users to use to contact us. The form would contain required fields such as: Name, Mailing Address, Phone Number, E-Mail Address, Best time to contact, some other questions, subject line, message, and captcha. Once a user submits this, a copy of this message will be emailed to the user and to myself. Logged in users don’t have to fill out the required questions as that will be answered in the sign up questionnaire, it will just prompt users for the subject line, message and captcha.
User Sign up / Login
A user can sign up so they can login to the website to access all feature of the website. They will be prompted to answer the following questions Name, Mailing Address, Phone Number, E-Mail Address, Best time to contact, some other questions, etc.. Once they sign up, they will get a verification email to confirm their email address. The user dashboard will include their info what they answered in the signup questionnaire (which they can update that information), have an inbox so they can see what messages they sent through the website and what messages were sent back to them (messages should be automatic, not manually inputted into user dashboard), assets and liabilities where it will show a detailed list of assets and liabilities the person has. The list will be updated by the admin, so it will provide a Name, description, type, amount paid, assessed value, size, and acquired date and sold date. The liabilities section will be more detailed as that will include any financing a person may take, so principle balance left, months left, interest rate, monthly payment, last payment amount, original purchase price, original down payment, delinquent amount, fees/penalties, and ask for more info on it. All of this information is updated manually by the admin, and can be printed by the user.
Admin Dashboard
From admin side, I want to be able to edit all content on the website, add/remove properties, manually add items for user dashboard for individual user to see their own personal dashboard that’s unique to them. The admin can approve or deny registration request for new or existing users.
